Ahmedabad’s ambitions to host the 2036 Summer Olympics, coupled with its confirmed selection as the host city for the 2030 Commonwealth Games, are expected to significantly strengthen the city’s long-term real estate prospects, according to industry stakeholders.
Real estate developers believe the twin developments place Ahmedabad firmly on the global map, enhancing investor confidence and accelerating demand across residential, commercial, and mixed-use segments. They point to the city’s expanding sports infrastructure, availability of land, improving connectivity, and sustained urban planning as key drivers of future growth.
Taral Shah, Managing Director of Shivalik Group, said large-scale international sporting events have historically transformed host cities by triggering long-term infrastructure investment and urban renewal.
“Ahmedabad’s selection for the 2030 Commonwealth Games reflects the city’s growing institutional capacity and global credibility. The planning and capital infusion linked to such events create value well beyond the sporting calendar, particularly for the real estate sector,” Shah said.
He noted that ongoing infrastructure initiatives—including the expansion of the metro network, new road corridors, the rise of GIFT City as an international financial hub, and the development of Dholera Special Investment Region—are already reshaping the city’s economic landscape.
“These projects are improving connectivity, strengthening civic amenities, and opening up new residential and commercial corridors. With Olympic aspirations also taking shape, Ahmedabad is emerging as one of the country’s most attractive long-term real estate markets,” he added.
Kartik Soni, Founder and Chairman of Swara Group, described the Commonwealth Games as a transformational moment for the city.
“This is a rare opportunity to align Ahmedabad with global standards of urban development. The Games will act as a catalyst for infrastructure upgrades, new economic activity, and large-scale city redevelopment. For real estate, this signals the beginning of a sustained growth cycle that could redefine Ahmedabad’s urban identity,” Soni said.
According to Soni, demand is likely to rise sharply for redevelopment projects, rental housing, premium homes, and integrated townships.
“As the city prepares to host international athletes, officials, and visitors, the need for quality housing, efficient public transport, and modern lifestyle infrastructure will increase. Developers must respond by creating future-ready urban spaces that reflect Ahmedabad’s global aspirations,” he added.
Shekhar Patel, Managing Director and CEO of Ganesh Housing Limited, said the city’s growing prominence is the result of a gradual but steady structural shift.
“Events that once gravitated toward traditional metropolitan centres are increasingly being hosted in Ahmedabad, as seen recently with large international concerts. This reflects the city’s maturing economic and social ecosystem. Improvements in infrastructure, connectivity, and quality of life have helped attract skilled talent, driving sustained real estate demand,” Patel said.
He added that the Commonwealth Games would further consolidate Ahmedabad’s position nationally, with growth expected across several micro-markets.
“Areas such as SG Highway, Sardar Patel Ring Road, Motera, GIFT City, Shela, and Bopal are well placed for long-term appreciation. Ahmedabad is still far from saturation and is steadily transitioning into a future tier-one economic hub driven by structural fundamentals rather than short-term speculation,” Patel said.
Ankur Desai, Secretary of CREDAI Ahmedabad GIHED, said the city is undergoing a major transition following the Commonwealth Games bid win.
“Ahmedabad is entering a new phase of global recognition. The city already boasts strong sports infrastructure, including the Narendra Modi Stadium and the state-of-the-art Veer Savarkar Sports Complex in Naranpura. The proposed South West Ahmedabad Sports Arena in the Manipur–Godhavi region is also expected to play a crucial role in shaping future development,” Desai said.
